The planned equipment area of 8159.15m2 (services) allows the possibility of a maximum building of about 17,000m2 considering the maximum allowed implantation of 0.7 and the possibility of a height of 9 meters to build 3 floors above ground. Additionally, a basement can be added. The possibility of building only part of the 17,000m2 and then selling another remaining area with the remaining buildability will depend mainly on the building project solution to be presented, which provides for and enables this option, and which respects the conditions of the Évora Urbanization Plan (PUE) already mentioned and which is accepted in urban terms by the Municipality of Évora. Areas of equipment of social utility or collective use, namely, education, sports, culture, social support, health, religion, civil protection and security (art.3 of the PUE). It can't be hospitality.

Procedures for the constitution of the lot:
The allotment procedure is completed and all that remains is to request the issuance of the urbanisation works permit in order to register the lots intended for housing, the area ceded to the municipal public domain (streets and sidewalks) and the area of the remaining parcel of equipment (services). For the issuance of this permit, it will be necessary to provide a guarantee in the amount of 776,742.98 (calculated for the infrastructures) through a bank guarantee, mortgage on real estate, cash deposit or surety insurance.
At the moment, although the land is within the urban perimeter of Évora, the permanent certificate will become urban land with the issuance of an allotment permit that will imply the registration of each of the lots and the respective remaining parcel.
